Terms of Service

Effective September 21, 2026. These terms cover two different things: your use of miamidadeplumbingcompany.com, and the way we schedule and perform plumbing work when you ask us to come. Please read both. The written invoice for a job controls the price and the warranty for that job if it conflicts with a general sentence on this page.

The company

The site is operated by Miami Dade Plumbing, 6810 SW 128th Place, Miami, FL 33183. Phone (786) 756-3185. Email abe@miami-dade-plumbing.com. We are a licensed and insured plumbing contractor working in the State of Florida. The license number for a job is on the written ticket and is available if you ask. We are not a law firm, and nothing on this site is legal, engineering, or insurance advice for your particular house.

Using the website

You may read the pages, call us, and send a request for a visit. You may not misuse the site: no attempts to break it, scrape it in a way that degrades service, send malware through a form, or pretend to be us. The text, photos, and layout are owned by us or used with permission. You may share a link. You may not copy the site and present it as your own plumbing company.

Articles and how-to pages are general information for homeowners in Miami-Dade. They are not a certified inspection of your house. If water is on the floor, shut the supply off if you can do that safely and call us. Do not treat a blog post as a reason to open a gas line or a drain stack yourself.

What the website is not

Browsing the site does not create a contract for us to perform work. A form, an email, or a question in the Ask box is a request for a conversation. We are not dispatched, and you are not billed, until we agree on a visit or you approve work on site. The Ask box answers from our published pages. It can be wrong, and it is not a promise that a truck is on the way. Emergencies go to the phone: (786) 756-3185.

Scheduling a visit

Emergency plumbing is offered 24 hours a day. “24/7” means a person can take the call and we will come when the situation is a real emergency and we can reach you. It is not a promise that every non-emergency request is same-day.

The charge to come look is $95. That trip charge is waived if you hire us to do the work we came to diagnose. If you decline the work, the trip charge is owed. We will say this again on the phone before we roll a truck for a non-emergency. We do not advertise free estimates.

Give us a number where a person will answer, a truthful description of the problem, and an address we can find. An adult who can let us in and can authorize work needs to be there, or you need to tell us in advance who that person is. We can refuse a visit if the description was misleading, if the property is unsafe, or if nobody can authorize the work.

By sending a form with your phone number, or by asking us on the phone to call you back, you agree that we may call or text that number about this request. Those messages are about the job, not an unrelated sales campaign. Message and data rates from your carrier may apply. You can tell us to stop. See the Privacy Policy for how the number is used.

The work

We do residential and light commercial plumbing: water heaters, leaks, drains, sewer camera inspection, sectional sewer repair or replacement, fixtures, exterior lines, gas lines connected to plumbing appliances, and water filtration. We do not do heating and air conditioning. We do not build new houses. We do not line pipes and we do not sell trenchless pipe lining. Sewer work starts with a camera when the line needs to be seen, then a repair or a replacement of the bad section.

Before paid repair work starts, we tell you what we found and what it will cost, in plain language. You approve it, or you do not. If we open a wall, a slab, or a yard and the condition is not what anyone could see from the fixture, we stop and tell you before the price changes. Hidden rot, a collapsed line past the camera, or a part the manufacturer no longer makes can change the price. We do not finish a different job than the one you approved and then surprise you with it.

You are responsible for access: a clear path, pets secured, and water shutoffs we point out if we need you to know them. You are responsible for telling us about known hazards, including a private well, a prior DIY repair, or a gas smell. If you smell gas, leave and call the gas company and emergency services before you call a plumber.

We may photograph our own repair. We will not publish your name, your phone number, or a photo that identifies you unless you agree in writing.

Price and payment

The price of a job is the price on the written ticket or invoice you approve, plus any change you approve after that. Website ranges, if we ever publish one, are illustrations, not a bid for your house. Parts, permits required by Miami-Dade County or the municipality, and after-hours emergency labor can change a number, and we will say so before you are committed.

Payment is due as stated on the invoice. We tell you the method before the paid work starts. This website does not take card numbers. A past-due balance may be turned over for collection to the extent Florida law allows. We do not file a lien as a routine collection tactic. A lien, if one is ever used, would follow the Florida Construction Lien Law and only where that statute actually allows it.

Permits and code

Where Miami-Dade County or the city requires a permit for the work, we pull it or we tell you that you must, before we conceal the work. Water heater installs include the shutoffs and relief provisions the code expects for that unit. We will not set a heater or a gas connection we believe is unsafe just because a customer asks. If we refuse, you owe the trip charge if we already came out, and you do not owe a repair we did not perform.

Warranty

Parts keep the manufacturer’s warranty. We pass that paperwork to you when the manufacturer provides it. Our workmanship warranty is the warranty written on your invoice, for the work described on that invoice, for the time written there. If the invoice is silent, ask us to write the warranty on the ticket before you pay. A spoken “it will be fine” is not a lifetime guarantee.

We do not warranty conditions we did not create and did not agree to fix: old pipe we told you was failing, a fixture you supplied, freezing, misuse, a later contractor’s work, or a problem you asked us to leave alone. A warranty repair is for the same defect. It is not a new project.

Florida law gives consumers rights that a ticket cannot take away, including rights against deceptive practices under the Florida Deceptive and Unfair Trade Practices Act. Nothing on this page is meant to waive a right that cannot be waived.

Home visits you requested

Florida’s Home Solicitation Sales Act can give a cancellation window for certain door-to-door sales. A visit you requested, by calling us or sending a form, is a visit you initiated. It is not a salesperson appearing uninvited. If a specific contract for your job must include a cancellation notice under Florida law, that notice will be on the contract, and the statute controls over this paragraph.

Site accounts and messages

There is no customer login on this site. Do not send passwords, card numbers, or government ID numbers through a form or the Ask box. We may ignore or delete a message that is abusive, that has nothing to do with plumbing, or that looks like spam.

Limitation of responsibility

For the website itself: the pages are provided as a convenience. To the fullest extent Florida law allows, we are not liable for a loss that comes only from relying on a general article instead of a visit, or from a temporary outage of the site. For claims that are only about use of the website, and not about plumbing we actually performed, liability is limited to one hundred dollars or the amount you paid us specifically for website access, whichever is greater. Website access is free, so that cap is one hundred dollars. This cap does not apply to a plumbing job.

For plumbing we perform: we are responsible for doing the agreed work in a workmanlike way. We do not limit liability for bodily injury or property damage caused by our own negligence where Florida law does not allow that limit. We are not liable for damage that was already there, for consequential losses such as a missed workday or a hotel stay unless we caused them by failing the agreed work and Florida law requires us to cover them, or for the cost of a different contractor you hired without giving us a reasonable chance to correct a warranty item.

Disputes

Florida law governs these terms and any plumbing contract that does not choose another state’s law in a signed writing. You and we agree that a lawsuit about the website, or about work performed at a Miami-Dade property, is brought in the state courts of Miami-Dade County, Florida, or in the federal court that covers that county if a federal statute gives that court the case. You may also use small-claims court if your claim fits that court’s limits. We would rather fix a job than litigate it. Call (786) 756-3185 first.

If a court holds one sentence of these terms unenforceable, the rest stays in effect. A delay in enforcing a term is not a waiver of it.

Changes

We may update these terms by posting a new version on this page and changing the effective date. The version in effect when you approved a ticket governs that job. The version in effect when you use the site governs use of the site after that date.
