A Pinecrest Homeowner's Guide to Common Plumbing Problems (and When to Call a Plumber)

Pinecrest homes have a lot going for them: big yards, mature trees, and houses with real character. But older homes and tree-heavy lots also come with their own plumbing headaches. If you've been searching for a plumber in Pinecrest, this guide covers the problems we see most often, the warning signs to watch for, what you can safely do yourself, and when it's time to call a pro.
Miami Dade Plumbing works in Pinecrest every week. We're a Florida Certified Plumbing Contractor (license CFC1430876), insured, and we come to your house. There's no shop to visit.
Why Pinecrest homes have their own plumbing issues
Every neighborhood is different, and in Pinecrest a few things show up again and again:
- Older supply lines in established village homes
- Water heaters that run hard in the South Florida heat
- Tree roots and older sewer laterals. Clay laterals and tree-heavy yards are common across Miami-Dade.
- Slab foundations, where a leaking pipe can hide under the floor
Knowing that helps you spot trouble early.
Problem #1: Leaks you can see
A dripping faucet, a running toilet, or a weeping pipe under the sink are the most common calls in any home.
Warning signs:
- Water under the sink or around the base of the toilet
- A toilet that runs or refills on its own
- Stains on the cabinet floor
- A tub spout or shower valve that won't fully shut off
What you can do first: Turn off the fixture's shutoff valve if there is one, and put a towel or bucket down. If you're not sure where your shutoffs are, our guide on how to shut off the water walks you through it.
When to call: If the leak keeps coming back, if water is getting into a wall or cabinet, or if a valve won't shut off. We repair toilets (wax rings, supplies, fill valves), sinks and faucets, and showers and baths before the ceiling below pays for it.
Problem #2: Hidden leaks and slab leaks
This is the one that worries homeowners most, and for good reason. A leak in a wall or under the slab can do a lot of damage before you ever see water.
Warning signs:
- Your water bill jumps for no clear reason
- A closet or room smells like wet drywall
- The water meter keeps moving when every fixture is off
- Warm or damp spots on the floor
What you can do first: Try the meter test. Turn off every fixture and appliance that uses water, then watch the meter. If it still moves, water is leaving the house somewhere.
When to call: Right away. Guessing is how drywall gets cut twice. We start with camera work and pipe location before we open a wall or floor, so you only pay for the opening you actually need. Learn more about our leak detection service.
Problem #3: Clogged and slow drains
Slow sinks, a shower that swirls, or a drain that smells. Clogs are a fact of life, but the cause matters.
Warning signs:
- Water draining slowly in one sink or tub
- Gurgling sounds from drains or the toilet
- A sewer smell
- Several fixtures backing up at once (that usually points to the main line)
What you can do first: Use a plunger or a simple drain strainer for a single slow fixture. Skip the harsh chemical cleaners. They can be hard on older pipes.
When to call: If the same drain clogs every few months, or if more than one fixture backs up. Kitchen grease, wipes, and Florida tree roots each need a different approach. We clear kitchen, bath, laundry, and main lines, and we'll tell you if the real problem is the pipe itself.

Why a camera comes first
For sewer and drain problems, we usually start with a camera. A camera pass shows roots, offset joints, sagging pipe, or a collapse, so the fix matches the actual problem. Hydrojetting is great for the right line, but older pipe sometimes can't take it. In that case we use mechanical snaking instead. If a sewer line is damaged, the camera tells us whether it needs jetting, a spot repair, or a replacement. (We don't do pipe lining.)
